Maybe this is also a contributor.
Land prices around Kuta, Legian, Seminyak, Kerobokan and Umalas/Canggu have risen dramatically over the last 4 or 5 years, and especially around Seminyak, land is becoming scarce for development driving prices even higher.
People expect to get a return on their investment and these factors also impact on rental rates.
There is still plenty of good value to be had however, I think more in the "gated villa" environment, where a group share costs rather than the hotel room offerings.
Private pools and a more personalised service, often at around $50 per head or even less may be the way to go.
