I would like to preface this by saying that I do not stay in budget accom so have no point of comparison

Location: I guess most would know where it is, next the All Seasons (AS). The rooms are in a two storey configuration in on block that backs onto the lane that runs down the side of AS. Doesn't appear that noise although there is a big delivery door for AS right about the middle of the block.

I didn't see the top floor rooms as all taken but saw three on the lower level. There are no verandahs on the lower level (I do not say ground as you still go up some steps to access the rooms). All upper level has verandahs facing the pool.

It is obvious in the lower level rooms where the verandahs would start. They would probably be quite roomy, about 1800 deep and the whole width of the room. This is included in the room size of the lower lever rooms, hence they are roomier than the top, offset by no verandah.

My first impression was Yuk!!! As I was shown the various rooms I noted that some had lovely traditional furniture, but perhaps a hole in the wall close to the aircond (all rooms aircond) Like it had just been replaced but not patched, but it looked fairly old!! Other rooms had saggy chipboard looking junky furniture. Some had innerspring mattresses, some foam. One bed had a pink satin bedhead and was quite new, others nothing.

Not sure about channels but tiny tv's.

Quite a few paint stains and marks on the walls.

None of the bathrooms had a bath or vanity, although one had a vanity with no doors on the front, another just a pedestal style basin with nowhere to put your toileteries.

Floors tile, one room with a tiny fridge, one with a big one and one in the middle.

There is minimal closet space and no safety deposit box, although apparently available around the pool.

The pool is not finished, although close. There are several mature palms around it and it is a good size. Huge tiles, in what I hope is not slippery marble, with pebbles in between each tile space (approx 10cm gap). I think it will be very nice when completed.

I was easily quoted 150k per night. I gather they have some long termers wo take the upstairs rooms.

With some TLC I could actually see quite a lot of potential for minimal outlay inside the rooms, The outside is quite pleasant and will only improve with time.
