Worked for some years as a marketing and management consultant to the tourist industry was based in Bali for some years... the info came from friends in the industry in Bali..
The general opinion is that since the Bali bombings and devaluation of the rupiah and the collapse of tourism.. some land values have dropped 50% in some tourist areas and many of the hotels as far as the buildings themselves have little value in the short term as maybe some years before tourism will pick up.. so a big gamble for any investor.
Together with the fact even after the first attack they continued to over develop in building more hotels.
Generally speaking,.. from the prices of the hotels and what I know of some off them, the prices are at least 30-40 to high..considering the performance of tourism and tourist numbers.
More Hotels are rumoured to be privately looking for buyers,.. and remember many of the hotels are leased and not owner operated
Those that lease hotels, have various ways of paying,.. upfront each year an agreed amount, possible profit share agreement..in many cases you can't sell or transfer your lease..
