Which river are you talking about?
The one next to the Old Dewata Beach Hotel (new name now but can't remember it)in Brawa.
The small river between Brawa and Jl. Samudra, (Batu Bolong).
The small river that comes out Sth (towards Kuta) of the Tugu hotel (Batu Bolong).
The one between Padang Linjong (Echo Beach) and Pererenan.
The first three are really just creeks, and the land is a bit elevated around them.
The latter is also a creek, but is tidal for some distance inland, (100 meters or more) and is pretty grotty at times with crap thats come in from the beach and garbage thats come from every village between the beach and the highest hills you can see in the Bedugal direction.
There seems also to be some on going dispute between some of the local cow and rice cockies and the developer of this (latter) land over access, and the track in from the Echo Beach side has been blocked with piles of rock and a wall built to also stop motorbike access, (which I suspect the local lads will topple any minute).
This means all access is via Pererenan village and a small asphalt road through the paddies and across the developers bridge. I can see this track being shut off by the locals on the Pererenan side one day over some petty dispute. Why, because they can, thats why.
Because of these piles of rocks and the wall, add a good 3 - 4 kilometers to getting to the land, or a good think of it as a fifteen minute drive to get from one side of the wall to the other, (which is why I think the lads will tear down the wall).
There are at present; one ugly concrete house, one pretty ugly wooden thing right next to the former in this development, and two Java style Joglo's under erection.
The other problem with this land is that it is very low lying, (lowest land around) only a couple of meters above high tide, and I suspect the reason the locals have never built there is because it probably gets the 20 year flood and they know better than to tempt fate.
AND.....don't forget, no matter where you are building near the coast or inland between Petitenget and Tanah Lot, ask to see the government plan showing the continuation of the Sunset Road and the extention of Jl. Gatot Subroto which will one day connect with the proposed Sunset Road.
One or both are passing through the area, and buying land right next to the new Kuta - (basically) Java highway may be a good long term investment, though it may not be as idillic as you imagine.
If your agent can't show you an official plan showing these proposed roads (which are available), then change agents.
DON'T take the agents verbal assurance that the road/s are nowhere near the property.
Good luck, there are plenty of houses for sale in the area you mention, though maybe not as near to the beach.
This may -in the end- save you a lot of head aches and provide a little exercise during those sunset years.
